Knarten 1, Sysslebäck, asking price €407,000 (SEK 4,495,000), living area 99 sqm, plot 34.8 ha

Sought and found…a minimalist design house in an archaic landscape

This Finnish Kontio design house was built on a plateau at 420 metres with views for miles over the Värmland and Norwegian mountains, surrounded by 35 ha of its own forest, which stretches from the Klarälven valley to a large, lonely lake in the highlands.

The solid timber house in minimalist style blends completely with the surrounding nature while also conveying a sense of security, with uncompromisingly modern technology and soft, understated colours.

Enjoying nature comes first here.

The heart of the house is the wood stove, around which social life gathers with living area and kitchen.

The south side of the 17 m long house holds two bedrooms; the north side offers a master bedroom, bathroom and sauna.

The house is heated by a modern exhaust-air heat pump with heat recovery..

Waste water is handled by a system with infiltration cassettes.

Lighting can be controlled digitally via an app.

A container on the plot serves as an outbuilding for storage.

Floor plan

Among the absolute advantages of this unique secluded location are access to the hunting grounds of the Ovensjö VVO (hunting management area) covering 4235 hectares, and the proximity to ski areas for cross-country and downhill with a first-rate reputation in Sweden.

Woodland and forestry

The forest itself extends through lonely countryside from the Klarälven valley to the Eggsjön. At 420 m the house stands on a plateau, easily reached by a track. Further along, the parcel climbs to a height of over 600 m. The timber volume is estimated at 3116 cubic metres. Felled areas have been replanted.

Bidding process

Thanks to the favourable exchange rate, we can currently offer you properties at attractive prices. For popular properties, however, there will be a bidding process after the viewing. Usually the highest bidder gets the contract, but the seller alone decides who may buy the property.

Of course, we are also on hand to advise you here.

The location

Klarälven, northern Värmland

Northern Värmland is a dream for individualists. The landscape is shaped by the majestic Klarälven, which carries the meltwater from the Norwegian and Swedish mountain regions south to Lake Vänern. Swimming here is pure refreshment, but there are endless forest lakes to discover. Everywhere you can fish, row, pick mushrooms and berries or meet the wildlife of the north.

Here you quite forget that the trunk roads take you quickly to Karlstad or Oslo, and Gothenburg is only 4 hours away too. So there are plenty of ways to land here in the middle of the wilderness within 1 to 4 hours of the ferry or airport.

From the Klarälven to the Västerdalälven

Between the Klarälven valley in the west and the Västerdalälven in the east lies a pure lake landscape that is almost uninhabited. Nordic, lonely fells, high moors and endless stretches of water alternate as you drive along quiet gravel roads. Blue mountain ranges accompany you on the horizon.

The Sälenfjäll is 50 km away. You reach Lima, for shopping, in half an hour.
