Buying a house in Sweden

The all-inclusive, worry-free package


BUYING A HOUSE IN SWEDEN AS A FOREIGNER? YES! Absolutely!


Property markets differ from country to country. We make the particularities of the Swedish property market transparent for you and guide you safely through local customs and the thicket of regulations.
 

In recent years the administrative hurdles have become more complicated because of anti-money-laundering rules, but they can be solved.
We communicate in German, Swedish, English and French.

This is how you clear the administrative hurdles with us:
 

Before the purchase

  1. House search

  2. Checking the quality of the property on offer, with an assessment

  3. Contacting the Swedish seller's agent

  4. Arranging a viewing

  5. If you wish, a Besiktningsman (independent building surveyor) can carry out a thorough inspection of the house with you

  6. Taking part in the bidding process, with accompanying advice. Alternatively, negotiating a direct purchase. The decision rests with the seller.


The purchase process

  1. Agreement with the seller

  2. Drawing up and concluding the contract, with dates agreed

  3. Checking and translating the Swedish purchase contract

  4. 10% deposit (Handpenning) of the purchase price paid into the escrow account

  5. Booking an appointment at the Skatteverket (Swedish Tax Agency), where you can apply for a Samordningsnummer (coordination number). You will have our advice throughout. The Samordningsnummer is a “small personal identity number”, used for example when opening a bank account.

  6. Visit to the bank to open an account, after preparation according to the to-do list (anti-money-laundering rules).

The transfer of ownership

  1. Once the account is open, the purchase price less the deposit is due, paid to your own Swedish account

  2. Once the transfer has been made, the agreed handover date can be confirmed

  3. At the same time, we register you as the new homeowner with the municipality, so that you are signed up for services such as refuse collection, sewage disposal etc. We also request a suitable insurance quote for you.

  4. Tillträde (handover of possession) instead of a notary appointment - you attend the handover date. The contract is signed at the estate agency's office, and the land register entry is arranged once payment in full to the seller has been confirmed. If you cannot attend on the day, you can authorise a person on site to complete the signing for you.

  5. Welcome as an owner in Sweden. If you wish, we will arrange an appointment with a tradesperson who, as an expert in Swedish building services, will walk through the house with you.


Afterwards - for you as an owner
We remain here for you and easy to reach.

  1. If you would like to put your own design ideas into practice, skilled tradespeople are available. If you wish, we will not only make the introduction but also join you at the meeting.

  2. Explanation of letters you receive from the authorities as an owner, including the annual property tax return.
