Ekebyvallen 4 A-D, Sunne, asking price €435,000 (SEK 4,795,000)

Living area 1,090 + 1,000 sqm, plot 10,330 sqm (1.0 ha)

The 1959 building was the Folkets Hus of the area, the community and cultural centre where village life took place. A place for every event and celebration. Today it is a multi-unit residential building with many units under one roof — and so an investment property with an unusual number of possibilities.

The long brick building with a red sheet-metal roof lies on the road Ekebyvallen, surrounded by lawns and generous parking areas. There is plenty of parking, for tenants and visitors alike.

Directly next door is the Södra Arneby campsite. Its guests are an obvious clientele — for the furnished rooms as well as for the halls.

The one-hectare plot includes green areas, an outbuilding and illuminated outdoor areas with a seating group and wooden terrace. In the evening the building shows its best side.

At the eastern gable end, a separate stairwell with a laundry room leads to two renovated, fully furnished flats, one on each floor. Both have their own kitchen and bathroom, and both were fitted with an air-source heat pump in 2023. The ground-floor flat has an open layout; the attic flat gets its light from large roof windows.

Through a separate entrance at the rear you reach a hall, cleaning room and a corridor with three renovated, fully furnished rooms. Each room has its own bathroom, a bed and a television, and the three share a kitchen with dining area.

From the main entrance in the middle of the building you enter the large halls.

On the right are the men's, women's and accessible WCs; on the left, further hall areas open up. The dance hall with a stage for big performances impresses with an open, dark-painted timber roof structure above brick and timber walls - the most impressive room in the building. This area has its own office, cloakroom, kitchen and a separate entrance from the north-western gable.

The large hall on the right has been newly renovated and is heated by a pellet stove from 2022 and an air-source heat pump from 2025; in the middle section an air-source heat pump from 2023 provides warmth.

To the right of the main entrance there is also a newly renovated, fully furnished office with toilet and small kitchen. Thanks to its own entrance, this part can be used completely separately.

The cellar

Under the whole building lies a full cellar level with many spacious rooms that are excellently suited as storage areas. Here you will also find a laundry room, the boiler room and several toilets and shower rooms with water heaters. The cellar is accessible from the rear and from the north-western gable; two separate staircases lead up to the entrance level and the flats.

This is how the building is laid out: two flats, three furnished rooms with their own bathroom, an office with its own entrance, plus the halls with stage and the cellar level. Whether you want to let long term, host holiday guests or offer the halls for events — many possibilities open up.

The 1959 multi-unit residential building on two floors with full cellar, brick façade and sheet-metal roof has double-glazed windows.

Heating is by air-source heat pumps, supplemented by a pellet stove in the large hall. The air-source heat pumps were installed in 2023 and 2025, the pellet stove in 2022.

Connected to municipal water and municipal waste water.

The flats, the three rooms and the office are renovated and fully furnished.

The plot Södra Arneby 1:97 (the Swedish fastighetsbeteckning, or property designation) covers one hectare with lawns and car parks.

The location

The central Fryken valley

Set in the legendary landscape of Nils Holgersson, the blue ribbon of Lake Fryken stretches for about 80 kilometres.

With excellent transport links, Ekebyvallen lies next to a campsite in the popular Fryken valley, only 5 minutes from Ski&Bike Sunne and from one of Sweden's most beautiful golf courses.

You reach the attractive town of Sunne in less than 10 minutes. More tourist spots await you here, such as a water park (Sommarland), restaurants and the beaches and boat harbours on Lake Fryken.

Daily flights run from Torsby to Stockholm. Further airports are in Karlstad and Oslo, with various flight connections to Germany. Sweden's most beautiful railway line connects Sunne with Värmland's capital Karlstad and with Torsby to the north.

This region of Värmland is a year-round attraction for holidaymakers, tempting them with excellent winter sports and, in summer, a wealth of possibilities for nature lovers. Not least, the Sunne area is a popular place to visit for its historical background and cultural highlights. You can follow in the footsteps of the Nobel Prize winner for literature Selma Lagerlöf here and discover the original settings of her famous novels. There are museums that bring the area's old Finnish culture to life. You can look over the shoulders of artists and craftspeople at their places of work.
