Runnsjön 35, Östmark, asking price €409,000 (SEK 4,500,000)

Living area 85 m², plot 262,000 m² (26.2 ha)

Forest stillness and water views, far from everyday life. On your own peninsula in Runnsjön you live with a long shoreline and a 26.2 ha forest plot with hunting rights.

The house was newly built in 2010 as a log house.

Come into the house.

From the hall, the living-dining room opens up to the ridge of the roof.

Cooking and living flow into each other in the open plan. The kitchen is equipped with an induction hob, oven, microwave, fridge and dishwasher; the kitchen island forms the natural centre.

In front of the kitchen and the second bedroom lies the terrace, partly under a roof. From here the view stretches over Runnsjön.

The bathroom is equipped with a corner bath (whirlpool function), shower cubicle, WC and washbasin.

The ground floor has two bedrooms. The second has direct access to the terrace.

The stairs in the Allrum (open-plan living room) take you to the Sovloft (sleeping loft) with a further sleeping area. The Tvättstuga (laundry room and Grovingång, a utility entrance) adjoins the kitchen and also houses the geothermal heat pump from 2025.

Bidding process

Thanks to the favourable exchange rate, we can currently offer you properties at attractive prices. For popular properties, however, there will be a bidding process after the viewing. The highest bidder usually gets the nod, but the seller alone decides who can buy the property.

Of course, we are also on hand to advise you here.

The property includes 26.2 ha of your own land, of which 16.9 ha is productive forest with hunting rights. On the water you have a long shoreline and your own share of the water in Runnsjön.

The jetty and the boats at the water are not included in the sale.

Underfloor heating, water-based via a geothermal heat pump from 2025.

Hot water via the geothermal heat pump from 2025.

Triple-glazed windows.

Water from your own deep-drilled well from 2010, plus a dug well from 2025.

Sewage goes to your own 3-chamber system with infiltration.

Alarm system (fire and burglary) via Securitas.

Access via normal roads, as part of a Wegegemeinschaft (road association).

Location

Northern Värmland

Östmark is a small service centre with a grocery shop, petrol station and church in western northern Värmland.

Torsby, the nearest small town, with shops, doctors and a rail link to Karlstad, is reached in a good half hour.

North-eastern Värmland is a dream for individualists. The landscape is shaped by the majestic Klarälven, which carries meltwater from the Norwegian and Swedish mountain regions south to Lake Vänern. Swimming here is pure refreshment, but there are endless forest lakes waiting to be discovered. Everywhere you can fish, row, pick mushrooms and berries, or meet the wildlife of the north.

You quickly forget that the main roads take you to Karlstad or Oslo in no time, and Gothenburg is only 4 hours away. So there are plenty of ways to land here in the middle of the wilderness within 1 to 4 hours of the ferry or airport.
