Useful information 2026
Legal change for purchase contracts dated from 1 July: a samordningsnummer (Swedish coordination number) must be applied for from Skatteverket (the Swedish Tax Agency). It is a prerequisite for registration in the land register.
Since the end of 2023, only the 10% deposit on the purchase price may be held in the Swedish escrow account. To pay the purchase price (90%), the buyer must open a Swedish bank account.
The period between signing the contract and taking over the property must therefore be used to obtain both the samordningsnummer and a Swedish account.
The banks offer different procedures for opening an account, which affect the costs.

The land register entry is charged at about €100, and the property transfer tax of 1.5% of the purchase price is also low. The annual property tax is 0.75%, calculated on a value of the property that is usually below the purchase price. In the countryside, most houses have their own water wells and wastewater disposal. The running costs for these are low. Various tariffs are offered for electricity supply, as is also known from Germany.
