The old torp (traditional croft) with its own forest lies north of Mangskog in the municipality of Arvika. The plot borders the municipality of Sunne to the north. Enjoy forest, open land and stillness all around.

The property comprises 12.3 hectares, of which 11.1 hectares is productive forest in one contiguous piece. The new forest management plan of 2026 shows a timber stock of around 2,089 m³sk (cubic metres of standing timber), site productivity 6.7 — 65% spruce, 21% pine, 14% broadleaf. The proposed felling is 828 m³sk over ten years, and growth is 61 m³sk a year.

The house has kept its old style: tiled stoves, wooden floorboards, mirrored doors. No year of construction is known.

The sheltered entrance, a classic veranda, leads into the house. On the right is the cosy living room with wooden floorboards and tiled stove.

On the left is a small room, behind it the kitchen with pantry and wood-burning stove. The cooker and fridge-freezer come with the property.

On the upper floor are a hall that can be furnished and two bedrooms, one of them with a fireplace. There is also a balcony and uninsulated attic rooms.

A utility entrance leads to the hygiene room with a dry toilet.

The water source in the forest, with a pump to the house, does not supply drinking water. 

A deep-drilled well is a good option for drinking water.

The existing dry toilet can be replaced by an incinerating toilet.

There is no wastewater system.

Heating is by electric radiators and the stoves in the house.

The terrace deck with awning at the side of the house is complemented by the pavilion in the garden.


Floor plans

The guest house has two rooms and an older kitchen, partly built from timber and extended in the 1990s. No electricity — a summer cottage. The same applies to the friggebod (small garden outbuilding), which can be used as a guest room or storage shed.

The L-shaped outbuilding combines woodshed, barn floor (loge), barn and an older stable section with a cast floor, plus an outdoor privy (utedass). No electricity. Next to it is a wood-fired sauna.

Hunting rights are included: moose hunting in the Salungen-Bjurbäcken hunting area, small-game hunting in the Bäverbäcken hunting club.

A skogsbruksplan (forest management plan) has been drawn up and can be sent as a PDF.

On the plot lies a staked-out parcel with a small, simple hut that is not part of the sale; it lies opposite the buildings.

The property lies in a glesbygd (sparsely populated) area: a permit from the Länsstyrelse (county administrative board) may be needed for the purchase, and the application fee is SEK 5,200.

Bidding process

In Sweden it is usual for properties to be sold by bidding process. The stated price is a starting price. Interested buyers can submit bids; the seller decides to whom to sell.

The location

Mangskog lies between Arvika and Sunne in western Värmland. Forest and lakes alternate, the villages are small, the roads quiet. You will find shopping and the railway station in Arvika, and the ferry ports and airports of Oslo and Karlstad can be reached in a good hour and a half.
