Spruce forest and northern lights

Järperud Hultet, Arvika, asking price €134,000 (SEK 1,475,000)

Living area 75 sqm, plot 17,574 sqm (1.8 ha)

A red timber house from 1909, a large covered terrace and 1.8 hectares of your own land at the edge of the forest — here life is simple, unspoilt and entirely your own.

The best spot on the property is right outside the front door: the large wooden terrace under its pavilion roof. A hollywood swing, a long table, the mown meadow all around, an old apple tree and the spruce forest behind. Here you sit dry and outdoors even in the rain.

Come in! Behind the blue front door is the porch with tiled floor and diamond-shaped decorative windows. Beyond it the living area opens up — walls, ceilings and wide floorboards all in pine, with light coming from three sides. The dining area with the oval wooden table under the black factory lamp belongs here just as much as the lit display cabinet.

The functional kitchen is part of this open-plan space. Open pine shelves, a long wooden worktop, electric cooker, fridge and freezer. And as the centrepiece an old cast-iron wood-burning stove with a decorated base, on which the copper kettle stands.

The living room shines with log-cabin atmosphere; glazing-bar windows and a crackling open fire guarantee cosy hours.

A narrow pine staircase leads to the upper floor. There are two large bedrooms under the sloping roof, both with their own windows to the forest and space for several beds.

In the cellar you will find the shower room with washbasin and tiled shower recess, plus an anteroom and a pantry. Simply equipped, but intact and usable.

Floor plans

On the plot stands a large red outbuilding on a concrete base — well kept outside, being fitted out inside, with open timber framing and a concrete floor. Space for a workshop, storage and hobbies, with plenty of room for your own plans. There is also a greenhouse where tomatoes ripen in summer, and a small stable with a run for hens or other small livestock. The little red house with the heart in the door is the dry toilet.

Heating is by electric radiators, supported by an air-to-air heat pump. The wood-burning stove in the kitchen and an open stove provide additional cosy warmth.

The water comes from your own well. The existing sewage system is approved for greywater only — not for toilet waste. There is no toilet in the house; a dry toilet stands by the outbuilding. If you want a WC in the house, there are two ways: an incinerating toilet, which works without a sewage connection, or building your own sewage system with infiltration. Both are feasible — plan for it from the start.

The outbuilding is entered on the plot map and is therefore approved.

1.8 hectares of your own land, surrounded by forest: meadow to mow, beds, a fruit tree, a run for animals. Riding and walking trails are part of the immediate surroundings. Mushrooms and berries grow right outside the door.

Electricity SEK 18,000

Road maintenance SEK 1,200

Waste collection SEK 1,500

The location

Gunnarskog, Värmland

Järperud Hultet lies in the parish of Gunnarskog, north of Arvika, in a sparsely populated landscape of meadows, coniferous forest and small forest lakes.

Gunnarskog has a shop for daily needs.

Arvika is worth a trip for shopping. The town has a good range of goods, a well-stocked bookshop and several attractive boutiques. The Norwegian border is not far, and you can reach Oslo airport in about 2 hours. Perhaps your quickest way to a holiday home?

Everywhere here you can fish, row, pick mushrooms and berries or meet the wildlife of the north. In winter the snow lies deep, the access road is cleared, and on clear nights the northern lights hang above the spruces behind the house.
