Fölsvik 69, Östra Ämtervik, asking price €337,000 (SEK 3,750,000)

Living area 143 sqm, plot 4,160 sqm

A few minutes' walk to Lake Fryken, your own solar plant on the hill — an energy-efficient home that makes you independent awaits you.

The landscape around Fryken forms the setting all around: forest, meadows, a glittering ribbon of water — and a detached house from 2009 standing right in the middle of it.

Come in. The spacious hallway welcomes you with white wall panelling, patterned wallpaper and a tiled floor.

The heart of the house is the spacious country-style kitchen with sage-green fronts and a wooden worktop. An antique kitchen bench sets an accent at the dining area. Windows facing several directions let the light in all day.

The living room opens up beneath a bright pitched-roof structure. Large glazing-bar windows give a view into the garden; a quiet corner with wing chairs and a bookcase invites you to linger.

The glazed altan (a raised terrace) extends the living room far out into the open air. The insulated floor makes it usable almost all year round, and an infrared heater provides extra warmth on cold days. From here you go straight out onto the wooden terrace.

Three bright bedrooms offer space for the whole family — a main bedroom, a children's room with bunk bed and a further room that can be used flexibly as a guest room or study.

Two bathrooms complete the house: the large one with bathtub and shower enclosure, and a compact guest bathroom right by the hallway. The spacious laundry room with washing machine and work surfaces makes everyday life easy.

The 4,160 sqm garden surrounds the house. Raised beds are ready for your own vegetable garden. Several outbuildings form a harmonious ensemble with the house: a large barn, an insulated garage with double carport (electricity and water connection available), a tool shed and a dog run with exercise area.

On the neighbouring rocky hill there is a free-standing photovoltaic plant. It produces around 20,000 kWh a year and is included in the sale — your own solar power!

Geothermal heating, built 2009.

Triple-glazed windows.

Own deep-drilled well, sewage in a 3-chamber system with infiltration.

Fibre-optic connection.

Annual running costs according to the seller, based on their own habits.

Electricity consumption 14,774 kWh a year

Property tax SEK 10,425

The seller will provide details on water/sewage, waste collection, chimney sweep, insurance and the road association (Fölsvik GA:3) on request.

Bidding process

Thanks to the favourable exchange rate, we can currently offer you properties at attractive prices. For popular properties, however, there will be a bidding process after the viewing. The highest bidder usually gets the sale, but the seller alone decides who can buy the property.

Of course, we will also be at your side as advisers here.

The location

The middle Fryken valley

Fölsvik is in Östra Ämtervik on the eastern shore of Lake Fryken. The property is only a few minutes' walk from the bathing spot, jetty and boat berth of the residents' association. Sunne, with its full infrastructure, is a few minutes' drive away, and Karlstad about an hour. Oslo airport is around four hours away, Gothenburg a good three.

The blue ribbon of Lake Fryken stretches about 80 kilometres through the legendary landscape of Nils Holgersson. Sweden's most beautiful railway line links Sunne with Karlstad, the capital of Värmland, and with Torsby to the north.

This region of Värmland attracts holidaymakers all year round, with excellent winter sports in winter and a wide variety of options for nature lovers in summer. Not least, the area around Sunne is popular for discovering its historical background and cultural highlights. Here you can follow in the footsteps of Nobel Prize-winning author Selma Lagerlöf and discover the original settings of her famous novels. There are museums that bring the old Finnish culture of the area to life. You can look over the shoulders of artists and craftspeople where they work.
